Who this is for

Why it matters now

Protect land in Bangladesh from abroad

Workers who try to protect land in Bangladesh from abroad face a simple problem: whoever is on the ground controls the paperwork. A record can be changed, a plot fenced or a deed signed while the owner is in Riyadh, Doha or Kuala Lumpur. The Land Crime Prevention and Remedy Act 2023 makes land forgery punishable by two to seven years' imprisonment, and occupying land without ownership or possession rights punishable by up to two years [3]. Those offences help, but only if the owner keeps clean records and acts quickly.

Many losses start before the purchase. Basic checks are cheap: a certified record of rights can be ordered through the government eporcha portal, where the stated service time is 10 days and a certified khatian costs Tk 50 [6]; a non-encumbrance search at the sub-registry shows whether the land is mortgaged or leased [9]; and the e-mutation system, launched in October 2022, records whether the seller's name has been properly mutated [7]. Skipping these checks because a relative vouches for the seller is where many problems begin.

Powers of attorney are the other weak point. Since February 2025 a worker can sign a power at a Bangladesh mission using an NID or birth certificate instead of a passport [5], and missions such as the Dubai Consulate General ask for the khatian, tax receipt and mutation copy with the draft [1]. A power that is too wide lets an attorney sell without asking. If someone takes possession, a summary suit for recovery must be filed within six months of dispossession [2], and commentators reported in November 2025 that enforcement of the 2023 Act was still pending [4], so prompt civil action matters.

What is included

What our protect land in bangladesh from abroad service includes

01Pre-purchase record check

Before you send money, we obtain the certified khatian, check the seller's mutation and land tax records, run a sub-registry search for mortgages and earlier sales, and give you a short written go or stop report.

02Deed and payment safeguards

We review or draft the sale agreement and deed, tie payment to registration rather than advance payments to a broker, and make sure the deed is registered in your own name, not a relative's.

03Mutation and land tax in your name

After purchase we file e-mutation, collect the updated khatian and DCR, and set up the holding for online land development tax, so the official records show you as the owner.

04Limited power of attorney to protect land in Bangladesh from abroad

We draft a limited power for your mission appointment: named tasks, no sale without your written consent, an end date and a duty to report, with a plan for cancelling it if trust breaks down.

05Annual record and boundary check

Once a year we re-check the khatian, mutation status and land tax account and, on request, arrange a site visit with photographs of the boundary, so any change is spotted early.

06Fraud and occupation response

If a forged deed, false mutation or occupation is found, we object at the land office, help you lodge a police or land-crime complaint and, where needed, prepare an urgent civil suit with an injunction application.

07Updates you can read on your phone

Short written updates in Bangla or English after each step, sent at times that suit Gulf and Malaysian working hours, with scans of every certified record we obtain for you.

How it works

Protect land in Bangladesh from abroad, step by step

  1. Book a 30-minute consultationDay 1

Book online and pay by card, bKash, Nagad or bank transfer. We take your plot details by district, mouza, khatian and dag number, then confirm the scope and the fixed fee in writing.

  2. Record check before you buyAbout 10 days for certified copies, depending on the office [6]

We order certified records and run the sub-registry and mutation checks, then send a plain go or stop report you can read on your phone before any money leaves your account.

  3. Power of attorney to protect land in Bangladesh from abroadAt your mission appointment

We send the draft in the mission's format. The Dubai Consulate General, for example, attests ordinary applications within three working days, with fees from AED 37 for the first five pages [1].

  4. Registration and mutationAfter purchase, depending on the land office

We attend registration with your attorney, file e-mutation with the Tk 1,170 government fee paid online [7], and set up land development tax in your name, which is now paid online [8], so the records match the deed.

  5. Yearly protection checkEvery 12 months

We re-check your records and tax account, arrange a boundary visit if you ask, and report any change to you in writing, with scans, before it can harden into a dispute that is costly to fix.

  6. Response if something goes wrongAs soon as you instruct us

We secure certified copies of the suspect records, lodge objections and complaints and, where you have been dispossessed, prepare a recovery suit within the six-month limit [2], keeping you updated at each filing.

Fixed fee

Each module is a fixed fee: the pre-purchase check, the power of attorney, registration and mutation, and the yearly protection check. We keep each scope tight so the price suits workers' budgets. Government, land office, registration and mission fees are passed through at cost, and any urgent fraud filing is priced separately. The fee is confirmed in writing before work starts.

We confirm the fee in writing before any work starts. Government fees, court fees and stamp duty are passed through at cost.

Questions

Protect land in Bangladesh from abroad: questions

How can I protect land in Bangladesh from abroad without trusting one relative with everything?

Split the roles. Keep the deed registered in your own name, have mutation and land tax recorded in your name, and give any attorney a limited power with named tasks and an end date. Missions now accept an NID or birth certificate for powers signed abroad [5]. An independent yearly check of the khatian and tax account means you are not relying only on what the person holding the land tells you.

What checks should I do before buying land in Bangladesh?

At minimum: a certified khatian ordered through eporcha (stated service time 10 days, Tk 50 per copy [6]), the seller's mutation and land tax records, and a sub-registry search for mortgages or leases [9]. We also compare the seller's NID with the record, look for a complete chain of deeds, and check whether anyone else is in possession. If any item does not match, the safest answer is not to pay until it is explained.

Someone has made a fake deed of my land. What happens now?

Act quickly and in writing. The Land Crime Prevention and Remedy Act 2023 makes land forgery punishable by two to seven years' imprisonment, and preparing a false document or forcing someone to sign one carries up to seven years [3]. Alongside any complaint, the civil side matters: we object to any mutation based on the fake deed and, if needed, prepare a suit to cancel it. Keep your original documents safe and send us clear scans.

A neighbour has occupied part of my plot. Can I get it back from abroad?

Yes, acting through your attorney and your lawyer. Occupying land without ownership or possession rights is an offence carrying up to two years under the 2023 Act [3]. On the civil side, a suit for recovery of possession under section 9 of the Specific Relief Act must be filed within six months of dispossession [2], so tell us as soon as you hear about it. After six months, a title-based suit remains possible but usually takes longer.

Do I need to come home to sign anything?

Usually not. You can sign a power of attorney at the Bangladesh embassy or consulate where you work, and your attorney then attends registration and land office hearings. The Dubai Consulate General, for example, requires the power giver to appear in person and sign before a consular officer, and lists the land papers to bring [1]. If you are planning a home visit anyway, we can schedule registration and mutation steps around your leave.

Why is this a fixed fee?

Workers need to know the cost before they start. Each module has a defined scope, so we fix the fee in advance and confirm it in writing. Government fees are shown separately: e-mutation, for example, costs Tk 1,170, paid online [7], and mission charges vary by country [1]. If a dispute turns into full litigation, we explain the next phase and its budget before any further work is done.
