Land Registration & Titlein international
Land registration calls for more than presenting a document. The instrument, property description, title materials, execution route, statutory attachments and registration process must be considered together. This page explains the key registration and title-document questions, and where a separate records, transaction or acquisition route may be more relevant.

The starting point
When registration and title questions
need attention
The relevant issue is often not simply whether a document can be lodged. It may be whether the intended instrument requires registration, whether the land is identified consistently, whether the available title materials form an intelligible record, or whether a timing, territorial or registration-office issue needs to be assessed. The legal position depends on the instrument and facts.
Before a deed or sale contract is presented
Registration readiness may turn on the form of the instrument, the parties’ execution and authority materials, the land schedule, supporting particulars and the applicable presentation timetable. A sale contract and the final sale instrument should not be treated as the same legal step. This page addresses registration-facing questions, not commercial negotiation or a complete transaction review.
When the title-document position is unclear
A registered instrument is important evidence of due registration, but it does not by itself answer every question about transferor authority, earlier instruments, property identity, encumbrances, possession, public interests or dispute risk. Those questions require a document-led, fact-specific assessment.Live title disputes, possession claims and fraud allegations fall outside this page’s registration focus.
After ownership has changed
Registration, registration-office records and mutation or other record-of-rights processes have different functions. A registered instrument may need to be considered alongside the separate process for updating relevant government land records. For mutation applications, khatian correction or revenue-record proceedings, see the dedicated land-records page.

Registration and title-document workstreams
Land-registration work is most effective when each procedural step is connected to the instrument, property and available title record. The areas below indicate the questions that may require structured consideration in a Bangladesh land-registration matter.
Instrument classification and registration route
Identifying the intended instrument and the registration question it raises, whether it concerns a sale, sale contract, qualifying lease, gift, partition, mortgage or court-related instrument.Title-chain and transferor-authority review
Organising available prior instruments and authority materials to assess whether the registration package presents a coherent documentary history, without treating that exercise as a universal warranty of title.Property identity, schedule and plan alignment
Checking that the land schedule, khatian references, dag or plot information, map or plan material, axes and boundaries are internally consistent and capable of identifying the property for the instrument concerned.Registration-record search and copy planning
Considering the appropriate use of registration records, indexes and available copies as part of evidence-gathering, while recognising that a records search cannot by itself eliminate every title risk.Execution and attachment readiness
Addressing the formal features that may apply to a registrable instrument, including execution route, party information, property particulars, supporting materials and language or translation issues where relevant.Presentation, territorial filing and timing
Considering the proper registration office and the presentation period that may apply. Timing rules differ by instrument and circumstances: the current rule for a sale contract is distinct from the general presentation framework for other non-will documents.Registration-office issues
Reviewing procedural queries, valuation or fee questions, requests for further material and any recorded reason for refusal in light of the particular instrument and process.Post-registration document and records interface
Preserving the registered instrument, certificate, plan material and relevant records, then identifying any separate mutation or record-update question arising from the ownership change.Bangladesh context
Bangladesh registration framework: three
practical signals
Bangladesh land registration combines statutory formalities with a wider documentary and administrative context. These signals help distinguish the registration exercise from the separate questions that may follow it.
Timing is instrument-specific
For a sale contract, the current statutory presentation period is 60 days from execution. Other non-will documents are generally subject to a different presentation framework, with statutory qualifications and exceptions. The applicable rule should be considered against the actual instrument and dates.Land identity and supporting particulars matter
A land document must identify the property sufficiently. For specified sale, gift and personal-law gift declaration instruments, the law also requires particular khatian, map, ownership-history and affidavit material before registration. The required package depends on the instrument and circumstances.Registration and mutation are connected, not interchangeable
Registration-office records evidence a formal registration process, while mutation is an administrative process for updating government records after a valid acquisition. Neither label should be treated in isolation as resolving every legal or factual title question.Questions, not prescriptions
What may
matter.
These answers are general information. The applicable route depends on the facts, documents and current legal position.
